Scope

The project consisted of a new build of an eight story over-basement building to an ‘ApartHotel’ set up with an ancillary café for StayCity. The former “Napper Tandy” public house site when finished would consist of 227sqm and provides 51 studio rooms ranging in size from 18sqm to 29.5sqm.

The project also included an RC insitu concrete frame, staircase and floors with precast stairs, solid brick and Metsec external wall construction with curtain wall and glazing facade, mechanical / electrical installations, new internal stud partitions and plasterboard ceilings and internal fit-out of all rooms and ground floor common areas including joinery, decoration, furniture and sanitary ware.

Additional Information

Given the building site was confined and the the design would see the building take up the available footprint, ADCO Contracting had to carefully manage this ‘ApartHotel’ development for StayCity at the site of the former ‘Napper Tandy’ Public House. Due to the tight site, ADCO Contracting worked to ‘just in time’ site deliveries and implementation.

The City Centre location meant noise, vibration and dust monitoring and management was required for the duration of the project in addition to the deployment of a specialist waste and safety team to clean up the site prior to and during the project build including the removal of contaiminated spoil. It also meant the general safety of the public and onsite workers was kept to a priority at all times.  Finally, given the unique site and location, the basement needed to be constructed and underpinned to the existing buildings. ADCO Contracting deployed a tower crane onsite with a sacrificial base below the basement level, designed into the basement slab.
