ADCO were awarded a contract to design, manage and construct a 10,000 sq/ft fit-out within a live office building on the 3rd floor, providing services for the open plan space, office and meeting rooms, fitted kitchenette/canteen area plus Mains IT Comms room, to include installation of Access Security, Fire Suppression, AC Cooling, UPS & Generator Backups.
Working within a live environment around other end users.
Restrictive access/egress for heavy plant and equipment installation.
Daily communication of works between Tenants and Landlord Representative to ensure no works impact or down time for other users.
Programme of works was condensed from 8 weeks to 6 weeks necessary to meet the client’s requirements.
Re-design of the AC system to eliminate the costs for road closure licenses and cranage providing a cost saving to the client’s budget.
Re-design of Comms/Canteen and meeting rooms’ locations to reduce M&E costs in pipe and electrical runs without impacting on the general overall design and brief, again a cost saving to the client’s budget.
The project was completed 1 week ahead of the 6 week programme which allowed the clients IT team commence PC and programming installation.
There was minimal disruption to the operation of the building and its tenants.
